1. Seller’s Important Documents
- Individual (Person)
-- ID card & house registration copy
-- Land title deed or Nor Sor 3 Kor (original + copy)
-- Mortgage clearance certificate (if any)
-- Outstanding maintenance fees clearance (for condos / housing projects)
-- Latest property tax receipt
-- Power of attorney (if someone acts on your behalf)
- Juristic Entity (Company, Partnership, etc.)
-- Company registration certificate (issued within 3 months)
-- ID & house registration of authorized signatories
-- VAT registration (Por.Por.20, if applicable)
-- Power of attorney (if applicable)
-- Legal entities (e.g., companies, limited partnerships, etc.)

2. Buyer’s Important Documents

- Income verification (if applying for a mortgage)
3. Supporting Documents for Ownership Transfer
- All documents required by the land office or relevant authorities.
- Selling: Typically 3% of the sale price.
- Rent: Commission = 1 month's rent for a 1-year contract.
Example: If an agent finds a tenant for a condo at 12,000 THB/month for a 1-year lease, the owner pays 12,000 THB to the agent after signing the contract.
Important: Always agree on commission fees before signing a contract with your agent.
